Questions
Where does the data come from?
From the foreclosure sale listings each county sheriff publishes, plus New Jersey’s public property tax records for the value estimates. Every listing links back to the sheriff’s own page so you can check it.
How is equity estimated?
We take the assessed value from state tax records, adjust it by the town’s official assessment ratio to estimate market value, and subtract the amount owed on the foreclosing loan. It doesn’t know about other liens, unpaid taxes or the condition of the house, so use it to sort the list, not as an appraisal.
Does a small debt mean a cheap house?
Not always. An HOA or second-mortgage foreclosure can leave the first mortgage in place, so the buyer may take the house subject to it. We flag HOA sales and leave them out of the picks for exactly that reason. Check title before you bid.
When are you adding my state?
Pennsylvania, Delaware and Ohio are next. Request your state or county in the coverage section and we’ll email you when it’s live; requests decide the order.
Can I use it to contact owners?
Yes, many investors mail owners before the sale. You’re responsible for following federal and state rules on calls, texts and mail, including the TCPA and the Do-Not-Call list.
How do I cancel?
In your account under Settings, then Manage billing. No contract, no call. The free picks have a one-click unsubscribe in every email.
